At TowneBank SBA Lending, we design our senior care and assisted living facility financing to support operators in the business of care, whether that means acquiring a facility or home-care agency, purchasing the real estate housing the business, financing construction or renovation, or expanding or establishing an operation.
We work with borrowers across the industry, serving businesses in assisted living, skilled nursing, memory care, and home-care agencies, including both skilled and unskilled home health and hospice.
The SBA lending approach is designed around cash flow, assets, and each opportunity’s unique structure to make it more accessible to business owners. For qualifying projects, financing can reach up to 90% of Total Project Cost. Plus, when an acquisition includes both the operating business and its building, an SBA 7(a) loan can work alongside an SBA 504 loan for financing in a single transaction.
As home care operators retire, these sellers are creating opportunities in the market for aspiring home care business owners. As a result, established home health and assisted living businesses are increasingly coming to market for operators who are ready to take

Every senior care business has a unique structure and financing need. Whether you're acquiring an established operation, expanding an existing organization, or investing in facilities and improvements, our team can help structure financing around the opportunity.
Home-care agencies, both skilled and unskilled, are often asset-light businesses where value sits in contracts, staff, and referral relationships rather than property. As owners steadily retire, more opportunities arise involving business acquisitions and national home-care franchise concepts. Our business acquisition loans and franchise financing can provide a path for selected concepts within the U.S. Small Business Administration’s Franchise Directory.
An assisted living acquisition often involves two closely connected assets: the operating business and the real estate behind it. We can structure financing around an acquisition, expansion, or both, giving you a path to finance the business and property as the transaction requires.
Skilled nursing facilities tend to be larger, more capital-intensive transactions. The operating business and real estate may need to be considered together, with financing structured around the combined project, its assets, and its cash flow.
Memory care facilities may involve a purpose-built property or an existing senior housing facility that needs conversion or renovation. When improvements are part of the transaction, we can incorporate construction or renovation financing into the broader project structure.
Hospice is a vital part of the senior care landscape and deserves consideration when an established operation comes to market. We approach hospice acquisitions as business transactions, looking at the operating history, assets, cash flow, and structure of the opportunity.
Senior care, independent living, and assisted living community transactions are most commonly acquisitions. Borrowers use senior care loans to buy an operating business, sometimes along with the real estate, so underwriting looks beyond the purchase price. We review:
How consistently the facility or agency is at capacity.
How dependent the business is on the departing owner.
Private pay, Medicaid, long-term care insurance, veterans benefits, and other reimbursement sources.
Historical operating performance and the business's ability to support debt.
Labor requirements and personnel costs that support daily operations.
When the senior care financing transaction includes both the operating business and its building, two SBA programs work together in one facility acquisition and business acquisition loan transaction. Either a second SBA 7(a) loan with a 25-year term or a 504 loan finances the owner-occupied real estate, while a 7(a) loan with a 10-year term finances the operating business, eligible project costs, and even working capital. That distinction from conventional mortgage loans can make a complex acquisition easier to structure without treating the business and property as one asset.
Also common needs in this sector, construction and renovation can be difficult to finance with conventional commercial construction loans. Our dedicated internal resources both fund and actively manage construction projects, coordinating draws and documented progress throughout the build.
Our construction pre-screen aims to provide an early read, using contractor quotes, before you commit to the cost of full architectural drawings. This uncommon capability in SBA lending can be particularly valuable 7(a), the all-available-collateral requirement applies to owners with 20% or more ownership. This means personal assets could be collateralized. This collateral requirement does not apply to 504 financing.
Transfers of licensure and certification can impact deal timing, so we recommend discussing these concerns with your legal advisor early in the process.
Senior care financing supports a variety of ownership, real estate, construction, and growth opportunities across the industry.
The core transaction in senior care is acquiring an established facility or agency, often from an owner preparing to retire. We evaluate the operating history, transaction terms, and available assets to structure financing around the business and, when included, its real estate. Explore our SBA loan for buying a business.
Owning the building gives an established operator control over an important long-term business asset rather than continuing to lease it. For qualifying owner-occupied properties, the SBA 7(a) loan or the SBA 504 loan structure may fit the real estate portion of the facility acquisition financing transaction. A new facility, conversion, or major renovation can make construction financing a central part of the transaction. Our dedicated construction resources manage the financing alongside the project, from early review through documented progress and draws. Explore our commercial construction loans.
Growth can take several forms, including adding beds or units, opening a second location, or adding a new service line within an established business. We structure expansion financing around the existing operation, its cash flow, and the specific project you are undertaking. Explore our SBA loans for business expansion.
